Move-In Guide: What to Do After Buying a Home

Moving into a new home is exciting, but there are important tasks to complete before and after closing. We created this timeline to help you stay organized and ensure your home, accounts, and paperwork are all up to date. 

Before Closing

  • Update your mailing address

    • Change your mailing address with the United States Postal Service as well as any retailers or subscription services you use such as Amazon, HelloFresh, and other delivery accounts. 

  • Set up mortgage payments

    • Contact your new mortgage servicer and set up your preferred method of payment. Be sure to confirm your first payment due date and save your account information for future reference.

  • Schedule utilities and internet

    • Arrange for utilities to be transferred or connected after your closing, including:

      • Electricity 

      • Water and sewer

      • Natural gas or propane  

      • Trash service

      • Internet 

      • Streaming or other home services  

      • Alarm system  

Closing Day

  • Change the locks and access codes 

    • Change the locks on all exterior doors and update the codes on keypads, garage doors, security systems, and smart home-devices. You never know who may have a spare key or access from the previous owner. 

  • Change your HVAC filters

    • Locate your heating and air-conditioning filters, note the correct size, and replace them if necessary. Make a habit of checking your filters regularly and replacing them according to the manufacturer’s recommendation. It’s better to use thinner, cheaper filters and change them more often (monthly). This is the single most valuable thing you can do to prolong the life of your HVAC system.

  • Learn the trash and recycling schedule

    • Find out which day trash and recycling are collected, where bins should be placed, and whether your community has any specific pickup rules.  

Your First 30 Days

  • Arrange pest control

    • Set up a pest-control service or transfer an existing termite bond, if applicable. Review the coverage carefully and note any inspection or renewal requirements.

  • Find an HVAC service provider

    • Establish a relationship with a trusted HVAC company and consider scheduling an initial service appointment. Regular maintenance can help your system operate efficiently and may prevent costly repairs.

  • Complete annual home maintenance

    • Get current on important annual maintenance tasks. Starting with a clean slate will make it easier to create a regular maintenance plan. Once everything is up to date, use our seasonal maintenance guide to stay on schedule throughout the year!

  • Set up HOA or regime payments

    • If your home is part of a homeowners association or regime, arrange your preferred payment method for dues. Save the association’s contact information and review any community rules, deadlines, and maintenance responsibilities.

Within 30-60 Days

  • Update your official records

    • Update your address on the following documents and accounts, as applicable:

      • Driver’s license

      • Voter registration

      • Vehicle registration

      • Passport

      • Insurance policies

      • Financial and government accounts

      • Gather documents for the 4% owner-occupant property tax rate

      • If you reside in the home as a primary residence and qualify for the 4% owner-occupant property tax rate, gather the required documentation and begin the application process. Requirements can vary, so check with your county assessor or tax office for current instructions.

After 60 Days

  • Confirm that your deed has been recorded

    • Your new deed should be recorded with the county after closing. Once recording is complete, you can proceed with your 4% owner-occupant property tax application, if applicable. If you are unsure whether the deed has been recorded, contact your closing attorney, title company, or county office.

6 Months After Closing

  • Check the status of your tax application

    • If you have not completed your 4% owner-occupant property tax application, make it a priority. The annual filing deadline is October 1, but confirm the deadline and requirements with your local tax authority.

One Year After Closing

  • Celebrate your home anniversary

    • Congratulations—you’ve been in your new home for a year! This is a good time to review your maintenance records, schedule annual inspections, and plan for any upcoming projects.

  • Planning renovations?

  • Renew your termite bond

    • Remember to renew your termite bond each year and schedule any required inspections to keep your coverage active.
